Weddington Relocation Management & Real Estate services can coordinate all services related to the real estate transaction on both Home Sale and Home Finding. Our customers can select all or some of the services listed to be coordinated through our Title, Inspection and Property Services Teams or by a single point of contact – our Real Estate Specialist (RES) under our Total Simplicity Model.

  • Broker Management Services: Management of Broker/Relocation Director network to include vetting if needed:
    • Engagement with ERC experienced agent/Broker, Tracking, Review, and Analysis of Broker Marketing Analysis (BMA)
  • Use of our Customer’s networks or the FRS network as needed
    • Delivery of BMA to RMC for review/transferee selection of Agent
    • Management of Listing Documentation to include Broker Referral Agreement

  • Title, Deed Document Coordination, Equity & Closing Management:
    • Placement and tracking of title order with FRS based on timing selected by RMC
    • WR assignment of local title and closing office
    • Title Order Processing and Title Clearance
  • Customized file protocol built on client-specific needs
    • Deed Document Package Coordination
  • Coordinate the preparation of all required documentation for transferring real estate ownership, including local and/or state-specific forms and clear notary instructions
  • Document Packages to accommodate single-deeding, double-deeding, and nominee services
  • Split package option for Notarized and Non-Notarized documents
  • Mobile Notarization option (on a per-file basis)
  • Tracking and review to ensure proper execution of the package and notification to RMC

  • Coordinate the updating of the title commitment

  • Calculate the equity and prepare a transferee equity statement
  • Manage request of equity funds and disbursement to the transferee

  • Inspections (as needed):
    • National inspection services provided through a WR subsidiary: WR Inspection & Consulting Services, Inc. (FICS);
    • Placement and tracking of all inspections utilizing our relocation-experienced network
  • ERC Relocation Property Assessments, Major Component Assessments, Wood Destroying Insect and Radon Inspections
  • A full array of specialty and environmental inspections. Inspection scope can be individualized to your customer’s specifics and tolerances.
  • Radon Safeguard Program (RSP) – a post-purchase radon testing program that will cover the cost of radon mitigation in the event the EPA threshold is exceeded.
  • Appraisals (as needed):
    • Placement and tracking of appraisals utilizing our relocation-experienced appraisal panel
  • WR coordinates List generation for Appraiser Selection by the transferee, if needed.
  • WR manages Appraisal assignments to local appraisers to include tracking and review of delivered reports
  • Payment Management
    • Management of mortgage, tax, and homeowners associations (HOA) dues, “recurring invoices,” as well as varying, one-time invoices, in a consistent manner, avoiding costly late fees.
    • Service is available on a file-by-file basis and remains flexible to meet individual customer needs.
